The Situation:

  • Rapid Refill a market leader in the Ink cartridge industry no longer needed warehouse space for distribution and wanted to relocate to class B multi-story office space.
  • We toured the southwest suburban office market, and determined what alternatives would fit their business model based on size, location, and an allocated budget.

The Approach:

  • By leveraging the depressed southwest office market we were able to identify several building options that would work based on a certain geographical area.

The Solution:

  • We received three lease proposals from several lease alternatives that we had toured.
  • By leveraging the three competing properties against one another we were able to obtain the best value and price on a building that was also our clients first choice.

The Result:

  • Our client was able to find a space that offered a tenant improvement allowance, free rent, and important expansion rights on the adjacent vacancy.
