  • SW Anderson a distributor and manufacturer of self-clinching products had and upcoming lease expiration and a need for more warehouse space.  They were under tight budget parameters due to the economic recession.

 The Approach

  • We took time to understand SW Anderson’s long-term growth plans and the locations they wanted to explore.
  • Armed with this knowledge, We prepared a comprehensive search of alternative space options for SW Anderson to consider.

The Solution

  • SW Anderson received three lease proposals from more than five lease alternatives.
  • The rent structure of each proposal was compared along with the indirect benefits and challenges of each property.
  • By leveraging the three proposals, SW Anderson was able to make an informed decision about its long term need for space.

The Result

  • SW Anderson leased an additional 2,000 sf for the same cost as their existing location.
  • SW Anderson received a “moving allowance” from the landlord, covering  the entire cost of their move.
